MGL Earthworks Commences Ground Improvement Works at Major County Durham Industrial Development

MGL Earthworks is delivering a major earthworks and site preparation package for Seaham Garden Village, a significant housing development on Durham’s Heritage Coast.. Once complete, the development will provide 1,500 new homes, including 750 affordable homes, alongside a new primary school, community facilities, local services and extensive green spaces designed to support sustainable living.

Seaham Garden Village is County Durham’s first Garden Village and forms part of the Government’s Garden Communities programme, an initiative focused on creating well-planned, sustainable communities rather than traditional housing estates. The development has been designed to balance new housing with high-quality public spaces, with almost 50% of the site dedicated to open space and landscaping. Residents will also benefit from more than three miles of landscaped walking and cycling routes, helping to promote healthier and more connected communities.

As part of the project, MGL Earthworks is undertaking a range of essential enabling works to prepare the site for future development. Initial works involve stripping topsoil across the development area, with material carefully segregated, managed, and stockpiled for future reuse under this contract.

The team is also carrying out bulk cut-and-fill operations to establish the required site levels for future housing plots and infrastructure, while road excavations will create the foundations for the development’s internal road network.

Our excavation work is creating the required subgrade profiles for roads and infrastructure, while compaction and testing operations ensure the ground achieves the specified engineering standards for future construction.

Working with a fleet of heavy earthmoving plant and equipment, the team is undertaking large-scale excavation, haulage, placement and compaction operations to transform the existing site into a fully prepared development platform.

These enabling works will provide the engineered foundations required for future housing, community facilities, drainage infrastructure, highways and public spaces, supporting the delivery of one of County Durham’s most significant residential developments.
