Project Overview

MGL Demolition is clearing the way for the Founders Place development, a landmark scheme that will transform a historically significant site in Newcastle city centre. Strategically located between the railway station and the river, this brownfield area was originally the workshop of Robert Stephenson, recognised as the world’s first purpose-built locomotive factory (circa 1823). MGL Demolition is now enabling the site’s redevelopment.

Scope

As part of the enabling works, MGL Demolition is carrying out asbestos removal and demolition activities across Units 4, 5, and 8. Licensed and non-licensed asbestos removal is being undertaken in strict compliance with HSE regulations.

Demolition works include dismantling Unit 8 and storage yard structures, soft strip operations, and preparations for façade retention. Roofs, walls, and structural elements are being removed using a combination of hand demolition and controlled dismantling techniques to ensure precision and safety. Comprehensive method statements guide traffic management, public segregation, and occupational health compliance throughout the process.

Challenges

The site comprises historic industrial buildings in poor condition due to structural decay and asbestos contamination. Its city centre location, adjacent to railway lines, demands careful planning and coordination. Protecting heritage fabric while enabling redevelopment adds further complexity to the works.
