MGL Demolition has cleared the way for the Wansbeck Square regeneration project in Ashington. This scheme is a key part of the town’s transformation, creating a new gateway that will connect the town centre with the planned Northern Line rail station.
Scope of Works
The project involved the complete demolition of existing structures at Wansbeck Square, including licensed and non-licensed asbestos removal in strict compliance with HSE regulations. Works included soft stripping, dismantling structural elements, and preparing the site for future construction phases. MGL Demolition employed a combination of manual techniques and controlled mechanical demolition, supported by detailed method statements covering traffic management, public segregation, and occupational health compliance.
Challenges
The site’s proximity to an active railway boundary required close coordination with Network Rail’s ASPRO team to ensure safety and compliance. Measures included installing debris netting, implementing controlled cut lines using track saws, and maintaining strict segregation of demolition zones. The urban location added complexity, with limited space and the need to manage public access while minimising disruption to surrounding businesses and infrastructure.
Sustainability and Social Value
Sustainability was embedded throughout the project. All asbestos was removed and disposed of safely, and demolition arisings were segregated for maximum recycling. The works contribute to Ashington’s long-term regeneration strategy by unlocking a brownfield site for redevelopment, supporting local economic growth and improving transport links. The project also prioritised community safety and engagement, ensuring minimal impact during delivery.
