Bailiffgate Hotel

Rainton Construction in collaboration with MGL Earthworks, provided bulk earthworks and groundworks services to enable the development of a new 47-room hotel and leisure facility in the historic town of Alnwick, next to Alnwick Castle.

This £11 million conversion of the site on Bailiffgate is a key part of breathing new life into the area, which had been empty since the Duchess’s High School left for their new premises in 2016.

Scope of works

• Bulk earthworks to a sloping site; including the importation and export of significant quantities of stone and soils.
• Below ground drainage
• Under slab drainage
• Trenches for below ground services
• Pile caps, strip foundations and base slabs including a basement wall construction
• A small amount of specialist concrete cutting
• Drain surveying

Due to the site’s boundary to three sides comprising existing streets, we had to monitor their on-and-off vehicle movements to ensure minimal impact on the local community. An existing historic building was also retained upon the site, requiring extra measures to ensure its safety while working in close proximity to the building and its substructures.

Strong communication links and transparency between the project team and the client has enabled achieve positive outcomes.  We are proud to have been part of this special project, which will bring a welcome boost to the town’s tourism trade once complete.
